Online Voting System

This master's thesis describes design, implementation and testing of online voting system. Based on the research of existing solutions, as well as the identification of their shortcomings for the target user group, the requirements for the new system are specified. This information system is primarily intended to be used for assembly of unit owners, members meeting of building housing cooperative, or meeting of the municipal council, general meeting of shareholders and similar.
Ownership of flats and non-residential premises in relation with Act No. 72/1994 Sb.

I dedicated my thesis to the matters of flat ownership in Czech Republic. I chose the topic not only because it is my area of interest, but also because it is an acute problem, which impacts more than 1.5 million of Czech citizens. During the 17-year existence of the legislation and despite 13 amendments of the legislation, its application is often unclear. In my opinion, the legislation lacks sufficient regulations of the following: the establishment of a unit owners association, ensuring a proper management of unit owners association executive organs. In addition, some institutes have not been legislated but only regulated by secondary legislation - a Model Article - that however does not have to be adhered to by a unit owners association. In many cases, vague regulations or issues that have not been legislated, had to be resolved by judgment. First chapter provides an overview of the subject and the scope of the Flat Ownership Act (Act) and its concept and correlation with other acts, particularly the Civil Code. The second chapter discusses various types of establishment of flat ownership. The third chapter discusses various types of abolishment of flat ownership, including expropriation. Duty to provide compensation for harm in housing law

Thesis titled Duty to provide compensation for harm in housing law focuses primarily on the concept of legal and contractual duty to provide compensation for harm under Act No. 89/2012 Coll., The Civil Code, in selected areas of housing law. The first chapter of the thesis is devoted to the introduction to the current terminology, including comparison with previous legislation. This chapter also outlines the evolution of housing law and the interaction of the basic institutes, which are further mingled with particular sectors of housing law. The second chapter concerns the issue of legal and contractual duty to provide compensation for harm in the area of housing co-ownership, with an emphasis on the issue of the purchase contract. The third chapter initially outlines the theoretical issue of housing co-ownership, including theoretical concepts emerging in the first chapter, followed by comparison of housing co-ownership in Russia. Furthermore, this chapter deals both with the topic of house management in ideal co-ownership and the institute of pre-emptive law. The purpose of my thesis is to describe unit owners association as a subject of law in the Czech Republic. It focuses on analysis of the most significant problems of the current legal regulation in the Act No. 72/1994 Coll., on apartment ownership. It also concurrently reflects the legislation in the new civil code, in which is the apartment ownership incorporated. The subject of thesis was selected because of its actuality in the professional literature and in the daily life. The issue of the unit owners association affects more and more inhabitants because of its mandatory membership and increasing amount of apartment owners. This dissertation consists of six individual chapters. Each chapter looks at the basic principles of the unit owners association and contains subchapter reflecting legal regulation in the new civil code. The first chapter concentrates on the legal regulation of the unit owners association. It looks at the most significant changes in the apartment ownership legislation, which have constituted unit owners association as a legal person. Unit Owners Association as a Subject of Law Objective of my thesis is to describe development of legal regulation of the Unit Owners Association, to analyse the current legal regulation of the Unit Owners Association in the Act No. 72/1994 Coll., on apartment ownership and to compare the current legal regulation with latest legal regulation in the new Civil Code. This topic is very live, because the issue of apartment ownership concerns more and more residents. The unit owner is also co-owner of common parts of a building. The Unit Owners Association is a legal entity determined for administration of common parts of the building. The thesis is composed of four chapters. Chapter One describes development of the legal regulation of the Unit Owners Association in the Act No. 72/1994 Coll., on apartment ownership, which was amended several times. Chapter Two analyses the current legal regulation of the Unit Owners Association mainly from the point of view of its legal capacity and internal arrangement. Accounting specifics of unit owners association in concrete conditions

The bachelor thesis is devoted to the issue of unit owners associations. At first it lists the legal status of unit owners associations including creation and cessation of unit owners associations and a scope of its executive bodies. Then the accounting rules characteristic for unit owners associations are described subsequently. The practical part is focused on specific accounting procedures of Unit Owners Association Residential House - Housing Petržílkova, which to some extent compares with procedures based on accounting rules.
Unit owners associations and housing associations from the perspective of accounting and taxes

The thesis deals with a description of two subjects established for the purpose of housing maintenance - unit owners association and housing association. It begins with an elucidation of the process of establishing and formation of these legal persons, then it goes on to the legal definition and finally to characterisation and application of the account methods and strategies in practice. The thesis further deals with the tax liability of the account units established with the purpose of managing and maintaining the house, and its analysis. The thesis concludes with a brief description of the final accounts, the establishments of a unit owners association in a house which is managed by a housing association, and it suggests a suitable solution of problems which occur in accounting of these subjects.
